No slope/balcony roofs can create major problems. Water can puddle up on these roofs and create leaks. They tend to have more pressure on them and can cause the roof to crack, and can be prone to expansion and contraction, resulting in even more issues. That’s why, in 2016, the state of Florida changed the building code to ensure every roof has a minimal pitch of three degrees.
If you have a flat roof with no slope, it might be a good idea to look at getting it replaced. A good option is to use an Isoboard application, which lasts 12-15 years. Isoboard is a rigid extruded polystyrene foam that has great thermal insulation to keep the cold air in and the warm air out in our warm Florida summers.
A better option is using PVC Single-Ply to replace your flat roof. This type of roof costs about 10% more than using the Isoboard material, but the PVC single-ply has a 20-year warranty. It is also Energy Star Rated and qualifies for most tax credits. This material is the industry’s best material for flat roofs.
